REDEVELOPMENT PROCESS GUIDE
The redevelopment process of your society is easy, feasible and the smartest property decision both from financial and future feasibility standpoint. At Jem Group, a preferred redevelopment builder in Mumbai, our effort is to streamline and ease the redevelopment process for you. Here is our quick guide for your society’s redevelopment process:

Offer letter / Proposal to Existing Tenants / Occupants
An Offer Letter/Proposal is a preliminary document shared with the society outlining the proposed unit plans and carpet area offered by the Developer against the existing occupied area of the apartment, transit rent, corpus, amenities, construction period, etc.

MHADA NOC
Once the offer is finalised upon by both the parties, the next step is to successfully procure and verify “Occupant’s Irrevocable Consent” as per MHADA prescribed format. MHADA then issues a No-Objection Certificate(NOC) for redevelopment proposal and approves the certified list of tenants/occupants of old building.

Sanction / Approval of Plans from MCGM (IOD)
On receipt of MHADA NOC, the developer will initiate the plans for redevelopment and apply for IOD (Intimation of Disapproval) from MCGM (Municipal Corporation of Greater Mumbai). On successful issuance of IOD, the developer will receive the first permit to begin the construction and has to comply with all the conditions of IOD.

Agreement with Tenants / Occupants
After receiving the IOD, the developer will implement and register the agreement for Permanent Alternate Accommodation (PAA) with each tenant. The PAA agreement serves as the legal document binding both the flat owner and developer to the redevelopment agreement. The temporary alternate accommodation or shifting process can then be securely initiated.

Demolition of the building & Obtaining the CC
Once the society premise is vacated with each tenant comfortably relocated to their temporary accommodations, the developer initiates the demolition of the old structure. Next, CC is issued and the developer can begin construction of the new building.

Obtaining the OC
OC (Occupation Certificate) is the last legal document required before a property can be termed complete. First, NOC to OC is issued by MHADA, post which OC is issued by MCGM

Possession of new Tenements / Flats
At this stage, your dream home is just a few formalities away. On issuance of Occupation Certificate / Part Occupation Certificate, the developer issues possession agreements of the new premise to old tenants and to new home seekers for any other term?

Society Formation
After the possession is handed over by the developer the society committee is formed within 4-5 months. The developer will transfer all the original and new documents to the newly appointed office bearers of your redeveloped society.
